For Buyers

You set the brief. I find the house.

First condo or the Bird Streets, same process. You tell me what you want the home to do for your life, and I bring you everything that fits, including the ones that never hit the market. You decide. I handle the rest.

  1. 01

    The brief

One conversation, fifteen minutes. What you want the house to do for your life, the areas you're curious about, the number you're comfortable with and the number you'd stretch to. I write it all down. That's the brief, and everything after runs off it.

  2. 02

The list, including what isn't listed

You get a short list to look through on your own time, not a portal firehose. Alongside the public listings, I bring the homes I hear about before they're listed: from agents I've closed with, from the neighborhoods I've sold in, and from owners who'd sell for the right buyer. You say which ones earn a visit.

  3. 03

    Seeing them

In person, or on a live video call where you direct the camera. I show you what you want to see and relay what the listing agent tells me. If you want my opinion on a house, ask and you'll get it straight. If you don't, you won't get it uninvited. It's your money and your home.

  4. 04

    The offer

Offer whatever you want. A purchase offer is a business proposal, not a statement about who you are. I'll tell you what the seller is likely weighing, what the comps say, and what terms matter more than price in that moment. Then you pick the number.

  5. 05

    Escrow to keys

Inspections, the appraisal, the lender, the other side. Things come up on almost every deal, and you hear about each one from me first, with a plan attached. At closing you get the keys, and after closing you still get me.

Off Market

The quiet list.

Some of the best homes in Los Angeles sell without a sign, a portal listing or an open house. They move between agents who trust each other and buyers who are ready. If you tell me what you're looking for, you're on my list when one of those comes up, before it goes anywhere else.

  • One short note when something fits your brief. No weekly blast.
  • Pre-market homes from my own listings and from agents I've closed with.
  • Leave the list whenever you like.

Get on the Quiet List

Tell me the areas and the range. I'll reply myself.

The Offer Guide

How to write an offer that wins in LA without overpaying.

Price is one line on the page. The rest of the page is where most buyers lose. A short guide to what sellers actually weigh, written from the offers I've sat on both sides of. Read it now, and keep it.
